Job Description:

WB Games Inc. seek a Manager, Facilities Management to provide comprehensive Facility Management services at WB Games' greater Seattle locations (Monolith Productions, Snowblind Studios and Surreal Software), in Kirkland, Bothell and Seattle. Ensure that premises are maintained in a safe, secure and comfortable condition at all times while providing superior customer service.

_Responsibilities

* Provide and coordinate building management services, with emphasis on life safety and comfort issues. Establish and maintain the schedule for routine day-to-day repair and maintenance including regular inspections of conference rooms, pantries, and other common areas to ensure operation consistent with a first class location. Oversee routine office support activities such as pantry and copier supply ordering, copier repair calls, vendor and property management interface, access control, parking, records retention, etc.
* Work with CRE's Design and Construction on space planning and maintaining floor layouts. As needed, capture information on internal and building-to-building moves via monthly space allocation meeting, resulting in accurate billing information to lease administration and up to date CAD files.
* Develop and maintain positive relationships with Landlords/Property Managers and vendors in spaces we occupy, to ensure compliance with leases and building rules and regulations.
* Perform physical inspections of the offices and generating appropriate corrective work orders. Ensure that work orders/service requests are logged, completed and followed up on in a proactive manner; monitor database to identify trends and items needing special attention, using Track-It or similar software.
* Work with finance teams (both WB Games Finance and CRE's Lease Administration) as necessary to review and approve invoices and monthly accruals and prepare annual operating budgets and annual capital budgets.
* Manage the security access system and potentially the phone system, video conferencing and A/V.
* Manage furniture purchases and rentals and evaluate ergonomic needs and recommend and execute solutions.
* Oversee, negotiate and manage all FM related service contracts and vendors to ensure that quality assurances and performance objectives are achieved. Maintain appropriate building files, prepare and keep current all service contracts.
* Oversee and coordinate all moves/furniture reconfigurations within assigned locations; ensure new hire offices/workstations are in place by start date. Coordinating with CRE's Design & Construction, Telecom, IT and HR as needed.
* Manage facilities-related projects (i.e. annual fire drills) and assist with special events/meetings. Act as primary emergency contact for all locations. Work with WB's Business Continuity group to develop and roll out a Facilities Business Continuity Plan in conjunction with the WB Games key stakeholders.
* Communicate regularly with key staff to ensure their support needs are being met in a satisfactory manner.

_Work Experience

* Minimum 5 years of experience in facilities management or very closely related field required.

_Education, Professional Training, Technical Training or Certification

* BA/BS degree in Business or related area preferred.

_Knowledge/Skills

* Intermediate MS Word and Excel skills required.
* Ability to read and interpret building plans, specifications, building leases, etc.
* Effective facilities management including vendor, and contractor negotiations.
* Budget management experience.
* Proven record management of building repair, maintenance and modification projects.
* Knowledge of general building codes and compliance requirements, HVAC, electrical, plumbing and services.
* Knowledge of safety and emergency operations requirements.
* Hands-on and responsive with ability to resolve situations with minimum supervision.
* Excellent communication skills, well organized, project management experience, cost analysis and presentation to management.
* Must be self motivated and service-oriented.
* Must have ability to work well with others and under pressure within tight budget and time schedules.
* Must have excellent attention to detail and good follow through skills.
* Must be able to establish and maintain good working relationships.
* Must be able to clearly and tactfully express thoughts, and be flexible to handle tasks even as priorities change.
* Must be able to effectively respond to off-hours emergencies and situations (power outages, moves, etc.).
